| Fees for the sourcing and purchase of a property can be calculated on the basis of the equivalent of from 1% to 1.75% of the total client spend (excluding stamp duty, legal and survey fees and any other taxes). Other fees covering refurbishment and interior design can be agreed individually.
As regards terms and conditions the policy is that, in the case of commissions to source and purchase a property, a retention fee of £750 is payable in advance. This is non-returnable in the event of a purchase not proceeding. When a transaction is completed this deposit is deducted from our overall fee. Ambience Homes will not directly transact any element of the financing or charges involved in any client arrangements struck with professional specialists. All monies relating to the actual purchase of any property (excluding Ambience Homes Ltd fees) would ordinarily be transacted solicitor to solicitor – Dublin to Edinburgh - or IR bank to Edinburgh solicitor. The normal procedure is for funds to be lodged to the legal firm’s account and for it to be duly acknowledged and receipted. The monies can then be drawn down as required and on the instruction of the principal.
